In short. A bhāva is one of twelve houses counted from the lagna, each with an area of life and a group that sets its strength.
Counting from the lagna, the houses concern the body, wealth, siblings, home, children, enemies, marriage, longevity, fortune, work, gains and losses. Varāhamihira lists a number of names for each house (BJ 1.15-18). Each name refers to a subject of the house.

The groups of houses

The kendras are the angles, and grahas in them are strong. Strength decreases from kendra to paṇaphara to āpoklima.
A connection between the lord of a kendra and the lord of a trikoṇa forms a rāja yoga.
The texts treat the lords of the dusthānas as harmful. The exception is a dusthāna lord placed in another dusthāna. There the two harms can cancel.
Varāhamihira says malefics do well in the upacayas. Astrologers use the māraka houses to judge the timing of death.
With Siṁha rising, the kendras are Siṁha (1st), Vṛścika (4th), Kumbha (7th) and Vṛṣabha (10th). The trikoṇas are Siṁha, Dhanus (5th) and Meṣa (9th). Mars rules both Vṛścika and Meṣa. For this lagna, one graha is the lord of a kendra and of a trikoṇa.
How a house is judged
Parāśara judges a house by the sign on it and by the grahas in it or aspecting it. His main test is the lord of the house: where the lord sits and how strong it is.
1. Note the sign on the house.
2. Note the grahas in the house and those aspecting it.
3. Find the house’s lord, the lord of its sign. Note the house it sits in and how strong it is.
4. Look at the house’s kāraka.
Each house also has a kāraka, a graha that signifies its affairs in every chart. The Sun is the kāraka of the 1st, Jupiter of children in the 5th, Venus of the spouse in the 7th, Saturn of longevity in the 8th.

The happiness of a house is lost when its lord is destroyed, is joined with the lords of the 6th, 8th or 12th, does not aspect the house, or is dead, old, asleep or afflicted in avasthā. The matters of that house come to fruition when benefics aspect it and its lord is joined with benefics and is young, awake or in the royal state.
